General Terms and Conditions
Renter agrees to pay the total rental amount to Owner in consideration of the rental agreement provided.
When checking in at the resort the renter needs to be at least 21 years old with proof of identification & major credit card for incidentals.
Renter shall not sublet this lease without Owner's express written consent.
The Renter agrees not to exceed the maximum occupancy for the condo assigned.
Renter agrees to abide by policies set by the management, refrain from loud noise and to return condo in clean, picked up condition or pay costs of same. Renter is responsible for any damages incurred.
Renter agrees that no pets shall be allowed in condo. Service animals with legal documentation will be allowed and must be arranged with the resort front desk prior to your arrival.
Website Bookings only: Owner is not able to cancel this agreement without crediting Renter for the monies paid to the Owner minus the Wyndham Guest Name Fee. If Renter cancels this agreement then all monies paid to owner are subject to the cancellation fee. Cancellation fee: Once a deposit has been submitted guests can receive a 50% refund of the condo rental amount paid and the remaining 50% stays on file, for up to 1 year, to be applied to a future booking with Shelby Resorts at any Wyndham property throughout the USA. Once a reservation is paid in full 50% of the condo rental amount paid stays on file and the remaining 50% is forfeited. The Wyndham guest name fee ($99.00 USD) is non-refundable. Reservations cancelled within 24 hours of check-in will receive no refund. Credits on file cannot be refunded.
The renter will be charged a non-refundable $99.00 USD adjustment fee to make any changes once a payment has been received.

The rental agreement shall be governed pursuant to the laws of the state of the property; and invalidation of any portion of the rental agreement shall not invalidate the remainder. The rental agreement contains the entire agreement between the parties, and any changes, amendments, or modifications hereof shall be void unless the same are in writing and signed by the parties hereto. Renter and Owner acknowledge receipt of a true copy of the Short Term Rental Agreement.
Guest's final confirmation letter will be available no later than the morning of check-in on or before 10 AM EST guest's check-in date. This will be emailed to the Renter.
Condos are assigned by the resort, therefore we cannot guarantee what floor/view/accessibility type you will receive.
The GUEST NAME on the rental agreement cannot be changed once a payment has been received. If this name needs to be changed you would be charged a non-refundable $99.00 USD Wyndham guest name fee.
Shelby Resorts reserves the right to provide courtesy upgrades for your entire reservation period.
If inclement weather should occur, the guest's reservation remains active as long as the resort is open and operational. Shelby Resort's cancellation policy applies. Shelby Resorts is not responsible and cannot offer any refunds if airline flights are cancelled or a guest misses a flight.
The $99.00 USD Wyndham Guest Name Fee is non-refundable.
Credits on file cannot be refunded.
The renter will be charged a non-refundable $99.00 USD adjustment fee to make any changes once a payment has been received.
The GUEST NAME provided MUST have a photo ID that matches the name on the reservation. NO EXCEPTIONS.

St. Thomas:
Beginning May 1st, 2017 St. Thomas has implemented an additional tax of $25.00 USD per night per condo that will be collected upon your arrival.
Facial coverings or face masks are required by local or state order and must be worn in all public places. Please be sure to bring your facial covering(s)/mask(s) in order to comply. Effective March 7, 2022, for domestic travelers, if fully vaccinated, no test is required. You will need to provide proof of valid vaccination status. If partially vaccinated (less than the required full dosages listed above) or unvaccinated: Domestic travelers must submit a negative result from an antigen or nucleic acid amplification test (NAAT) (e.g., RT- PCR) COVID-19 test taken within 5 days of travel. Mandatory temperature testing upon arrival.
Waikiki:
Beginning Saturday, March 26, 2022, individuals arriving from the continental United States will not be required to create a Safe Travels account, show their COVID-19 vaccination status, or take a pre-travel test when traveling to the Hawaiian Islands. Passengers arriving to Hawaii on direct international flights must still adhere to federal U.S. entry requirements, which include showing proof of an up-to-date vaccination document and negative pre-travel COVID-19 test result taken within one day of travel. The resort collects an $11.00 USD Energy Surcharge per person per day, not to exceed $22.00 USD per day that is not included in our quote and is collected by the resort (prices subject to change). Non-smoking inside resort with designated smoking areas outside. No pets allowed. Condos are assigned at check-in, therefore we cannot guarantee what floor or view you will receive. Limetree Resort WIFI is available for a fee ($10.00 USD for 1 day, $24.99 USD for 3 days and $34.90 USD for 7 days, subject to change by resort). Daily housekeeping is not included. A hold will be applied to a guest's credit card in the amount of $200.00 USD for incidentals.

Round trip airport shuttle transportation is available for a fee and post to unit folio. Daily housekeeping is not included.
